We represent owners of apartment buildings, single family homes, condominiums, duplexes, accessory dwelling units and mobile homes. Whether you own one rental or manage hundreds of units, we handle the eviction from the first notice to the sheriff lockout.
Common residential cases
- Nonpayment of rent. 3 day notice to pay rent or quit, followed by an unlawful detainer if rent is not paid.
- Lease violations. Unauthorized occupants or pets, property damage, refusing entry, or other breaches.
- Nuisance and illegal activity. Cases that threaten other residents or the property.
- Holdover tenants. Tenants who stay after a lease ends or after a 30, 60 or 90 day notice.
- Owner or family move in, remodel, or withdrawal from the market. No fault terminations that must follow the Tenant Protection Act (including the SB 567 rules) and any local ordinance, with relocation assistance.
- After foreclosure or sale. Former owners and tenants who remain after a property changes hands.
Is my property covered by rent control or just cause rules?
Many owners are surprised to learn their property is covered. The statewide Tenant Protection Act applies to most rentals older than 15 years unless the lease contains a specific exemption notice. The City of Los Angeles, unincorporated Los Angeles County, Santa Ana and several other cities add their own rules. We confirm coverage before any notice is served, because the answer changes which notice you can use, whether relocation money is owed, and how much rent must be owed before a nonpayment case can be filed.
