File Your Eviction Notice with LAHD

In the City of Los Angeles, a copy of a notice terminating a tenancy in a unit covered by the Rent Stabilization Ordinance (RSO) or the Just Cause Ordinance (JCO) must be filed with the Los Angeles Housing Department (LAHD) within three business days of serving the tenant. Use this page to find your deadline, gather what you need, and open the LAHD filing portal.

Key points
  • The deadline is three business days from the date the notice was served on the tenant (LAMC 151.09 and 165.05).
  • This includes a 3 day notice to pay rent or quit, not only no fault notices.
  • LAHD's portal requires a free Angeleno account. For your security, the City's sign-in page opens on LAHD's own site, not inside ours.
  • Filing does not mean LAHD reviewed or approved your notice. A defective notice is still defective after it is filed.

Step 1: Find your filing deadline

Enter the service date to see the last day to file.

Counts Monday through Friday only. City holidays also do not count, so if a holiday falls in the period your deadline is one day later, but the safest habit is to file the same day you serve.

Step 2: Have these ready

Step 3: Open the LAHD portal and file

The portal opens in a window beside this page so you can keep the checklist and the steps below in view while you file.

Open the LAHD filing portal LAHD's instructions (PDF)
  1. Sign in with your Angeleno account and choose Submit New Notice.
  2. Select whether the notice is at fault or no fault.
  3. Find the property address and select the unit. Enter the number of bedrooms.
  4. Enter each tenant's first and last name.
  5. Choose the notice type and enter the date the notice was served.
  6. Select the reason and enter the rent information.
  7. Upload the notice exactly as it was served.
  8. Confirm who is filing, check the declaration box and submit.
  9. Save the email confirmation with your notice and proof of service. You will need it if you file an eviction case.

Cannot upload online? LAHD accepts mailed filings with its Eviction Notice Filing Cover Sheet and a copy of the notice. See LAHD's notice filing page for details.

Common mistakes

  • Thinking only no fault notices must be filed. A 3 day notice to pay rent or quit must be filed too.
  • Counting from the date the notice was signed instead of the date it was served.
  • Uploading a different version than the one served, or entering a service date that does not match the proof of service.
  • Assuming the property is in the City of Los Angeles. Santa Monica, Pasadena, Glendale and unincorporated county areas have their own rules.
