Contested evictions

If the tenant files an answer, the case goes to trial, usually within a few weeks. Contested cases take more work, so we quote them after reviewing the file: the tenant's answer, your notice and records, and any defenses raised. You approve the quote before we go forward.

Costs paid to others

Our fees do not include amounts paid to the court and to the people who serve papers. These are set by the court, the sheriff and the process server, and we tell you what to expect before filing:

Questions about fees

Is the $850 fee for residential and commercial cases? The flat fee is for uncontested residential evictions. Commercial evictions are quoted after a case review.

What if the tenant answers after we start? We tell you right away and give you a quote for the contested part before doing that work.

Can I just buy the notice and call you later? Yes. Many landlords order the notice online first. If the tenant does not pay or move, you can hire us for the case or order the filing packet.

Not sure which option fits? Request a case review and we will tell you the right next step and the cost before you commit.

Prices effective October 2026. A flat fee covers the work described above; we confirm the scope in a written engagement agreement before starting.
